The Gray Group Inc. has a long history of building communities in Atlantic Canada, and the Town of Stratford is a place we feel deeply connected to. We have a vested interest in seeing the community grow and succeed because after all, it’s our home. We live here, work here, raise our families here, and see the enormous potential our town has.

We care about the way Stratford is developed.

In 2018, we purchased 102.6 acres of land in Stratford, and began envisioning what the future of this municipality could look like. We have developed a comprehensive long-term 15-20-year plan for development within Stratford’s core; The Crossroads.

The development will include a mix of residential and commercial space.

We believe in modern, strategic planning principles in order to use land efficiently and build a resilient community. We’ve worked with the Department of Transportation, conducted traffic studies and analyzed both the economic and environmental impact of this development. The Crossroads will maintain community connections, protect environmentally sensitive areas, manage traffic flow, and enhance the active transportation network– all while adding to the Island’s housing inventory.

We believe we have developed a plan that represents the next generation of the Town of Stratford, and we plan to work with residents and all three orders of government to bring this vision to life.

Development

The Crossroads development will include both residential and commercial space. The Gray Group plans for an estimated 3,200 residential units, +/- 260,000 sq. ft. of new commercial space and +/- 44,000 sq. ft. of light industrial space.

Housing

The Gray Group has met with the Province of PEI and CMHC to discuss the options for the affordability of future units. We are also considering assisted living facilities to further improve the options available to those seeking housing.

Traffic

The Crossroads development will come primarily off the TransCanada Highway to avoid an increase in traffic in residential areas. The Gray Group will build 2.9 kilometres of new roads to manage and improve existing traffic flows.

Environment

Growing the town up rather than out protects our environment. The Crossroads will include a central urban park and significant parkland and trail development including a 3.1-metre-wide multi-use cycling lane. The Gray Group is also exploring alternative energy and heat sources.
